Home Inspection Fees

Home Inspection Reports include detailed explanations and digital pictures of conditions found. The average report is 52 pages and takes at least 2 hours to develop with individual narratives explaining both the defects found and recommendations. See ReportExample.

Reports are usually e-mailed to my clients on the same day as the inspection.

Single Family Homes :    $325* (less than 2,200 square feet)

• *Homes 2,200-3,000 Sq. Ft. Add $50
• *Homes 3,000-4,500 Sq. Ft. Add $100
• *Homes built before 1935 Add $50
• *In-Law Apartments Add $50
• *Second Kitchen Add $40
• *Barns (quoted at site) Add $25-$100
• *Detached Garage Add $25

Condominium: $290
Manufactured Homes: $300
Two-Family $375 Four-Family $475

Fees for Water, Mold and Radon Testing

(Results are usually available within 48 hours after sample is received. Labs are not open on weekends)

• Radon Air (2 Canisters per EPA Standards) = $95 (guaranteed custody) Additional mileage charges may apply for return travel over 30 miles.
• Basic Water Quality = $100 (guaranteed custody)
  (total coliform, fecal coliform E.coli, hardness, Ph, Nitrites, Manganese, etc.)
• Radon in water = $55
  Arsenic in water = $55
• Basic water+Radon in water+Arsenic = $200
• Limited Mold Sampling: ^{All sample locations are at discretion of client.}
• First Sample = $210
• Each Subsequest Sample = $100 each
• Lead Paint Swab Test = $25 per test
