When purchasing a home, understanding as much as you can about the condition of the structure and its components is extremely important. The viewing of homes is usually fairly formal and little time is available for you to "inspect" those areas that can cause you headaches and health issues after the final deal is negotiated.  For a nominal fee, a professional inspection will significantly reduce your risk and help make the entire home buying process easier and less stressful. As a certified trained professional, I really enjoy helping my clients in this process.

A small bit of advice to the "first home buyers"....when you browse and price shop the web sites, be cautious of those sites that do not offer the full price for services in the web site.  The calling process to get the correct pricing information can be a daunting task.  Be ready with your written questions and always end the call with "I will get back to you" so that you will have the time to look over your findings and not just schedule with the last inspection agency that you called.  You may also find it more informative if you are talking to the actual person who will be conducting your inspection rather than to a person who is trained to schedule inspections for others.

I strongly encourage all of my clients to accompany me during the inspection. You should feel free to ask me any questions you may have during the inspection process. As we walk through the property, I will explain what routine maintenance is needed to keep the house in top condition. This will help you to get the most benefit from the inspection and gain the most understanding of the systems that make up your home, and how to maintain them.

I also conduct New Home Warranty Inspections on newly constructed homes that are 10 to 11 months old and the owner wants a professional inspection of the property before the Contractor's Warranty expires.  Problems addressed before the warranty expiration can save aggravation and money to the new home owner.
