When you are purchasing a home, understanding as much as you can about the condition of the structure and all its components is extremely important. The viewing of homes is usually fairly formal and little time is available for you to "inspect" those areas that can cause you headaches and health issues after the final deal is negotiated. For a nominal fee, a professional inspection will significantly reduce your risk and help make the entire home buying process easier and less stressful. As a certified trained professional, I really enjoy helping my clients in this process.

A small bit of advice to the "first home buyers"....when you browse and price shop the web sites, be cautious of those sites that do not offer the price for services in the web site. The calling process to get the correct pricing information can be a daunting task. Be ready with your written questions about certifications, experience, license number, etc. and always end the call with "I will get back to you" so that you will have the time to look over your findings and not just schedule with the apparent "lowest price" or last inspection agency that you called. Remember, saving a few dollars and getting an unsatisfactory report will cost you a lot more in the long run. You may also find it more informative if you are talking to the actual person who will be conducting your inspection rather than to a person who is trained to schedule inspections for others. Also, effective January, 2010, all home inspectors in New Hampshire are required to meet the stringent qualifications set by the State for knowledge and experience. Ask your potential inspector for his or her License number to insure that they meet all of your needs.
